Horrifyingly bad management.
They tried to keep a $500 overpayment and claimed that the payment never processed (it did and I provided records) then claimed I owed THEM $500 which I again provided records proving I did not. I decided to just take a bath for the original $500 when they were no longer managing the property then received a notice from their lawyer threatening action if I didn't pay them $500. I finally got through to someone in the office with half a brain and they realized they had made a mistake and in fact owed me $500. Still waiting on that check...

Kaizen property was listed for sale just in the last week, but has a "for rent" sign in the yard. Called agent to verify status, but never got a call back. Called again. Someone at the office picked up the phone, and hung up without saying "hello".
